Top golf and original Andalusian properties set in a quiet valley 5 minutes from Marbella centre — this is Río Real.
Río Real's story starts in the early 60s, as one of Marbella's very first planned developments, part of the same wave that put Marbella on the map. Rather than clearing the land, the idea from day one was to build into the natural surroundings, and that's still very much the feel of the area today.
In the 70s, the area also became home to Incosol, at that time one of the most popular spa & hotel resorts on the coast, drawing the wealthy international crowd that defined Marbella in that era.
What does that mean for you as a buyer today? Río Real has a great mix of property types — older, established Andalusian-style villas that date back to the 60s and 70s. You also have some modern developments like La Finca villas with contemporary architecture and panoramic terraces. In between you find many apartments and townhouses, most built in the 90s, still with that Andalusian style.
Given Río Real's great location just 5 minutes from Marbella centre, it remains one of Marbella's established and prestigious addresses, which comes with a real premium price point.
The setting is still the heart of Río Real — a green, quiet valley, with the famous golf course running through it. Río Real Golf & Hotel is actually the oldest course in the entire Marbella area. The golf course runs all the way down to the beach, so you get that valley-to-sea feel just by playing golf here.
From there you reach Playa del Pinillo, a more natural, raw beach than some of the other very well taken care of beaches on the coast — the sand is a bit darker and raw, but it's still a very nice beach.
This beach is also home to Windsurf Marbella, Marbella's only dedicated windsurf club, along with kitesurfing and other watersports. Right by the beach, you've got Trocadero, a great and very cozy restaurant — I recommend it. And on the beach itself you have Trocadero's Zanzi Bar if you want to enjoy a drink right by the water.
Here you also find the promenade, a popular place to enjoy a walk or run in either direction.
Located just 5 minutes away is the public hospital covering the entire Marbella and Mijas area, Hospital Costa del Sol. And for families you have the English International College close by, and others in and near the Elviria area, such as the German School in La Mairena.
Now let's talk about the tradeoffs. Even though this is a premium area, surprisingly Río Real does actually feel a bit run down in parts — a number of the properties aren't well looked after, and you'll pass empty plots that have just been left to grow wild rather than developed.
The old Incosol hotel and spa is the biggest example, sitting closed and falling apart since 2013, with renovation plans on the table for years and no new timeline confirmed. The area has the opportunity to grow into more of a lived-in neighbourhood feel over time.
Inside Río Real itself there's almost nothing in terms of shops, bars, or restaurants, so for daily life you're driving out, either to Elviria or into central Marbella — either way, you're very close to both.
