The short version

This is a small buyer's agency site. There are no accounts, no forms, and no payments — the only way to contact me is by email. I don't sell or share your personal data with anyone, and analytics only run if you agree to them.

If you email me

If you get in touch, I hold your email address and whatever you tell me about the property you're looking for, so I can reply and help with your search. My email runs on Google Workspace. I keep enquiries for as long as they're relevant to helping you, and delete them when they're not.

The legal basis is your own request — taking steps at your request before entering into an agreement, and my legitimate interest in answering enquiries about my service.

The first two are not cookies — they're browser storage, they stay on your device, and they're never sent anywhere. Nothing in the table identifies you by name.

Analytics

I use two things to understand how the site is being used:

Netlify Analytics — counts page views from my server's own request logs. It sets no cookies, stores nothing on your device, and can't identify you. It runs whatever you choose, which is why it isn't part of the cookie question.
Google Analytics 4 — only runs if you press Accept. Until then it is loaded in a consent-denied state that sets no cookies and stores no identifiers. Advertising and personalisation signals are switched off permanently, for everyone, whatever you choose — I don't advertise.

Google acts as my processor for analytics and may process data outside the EU under the EU–US Data Privacy Framework and its standard contractual clauses.

Change or withdraw your choice

You can change your mind at any time, and it's as easy as giving consent in the first place:

Other services that load on this site

Netlify hosts the site. Like any web server it records the request — including your IP address and browser — in its logs.
Google Fonts supplies the two typefaces. The files come from Google's servers, so your IP address reaches Google when a page loads. This happens on every page, before and regardless of your cookie choice, because it is needed to display the site.
YouTube — on the YouTube Channel page, the video thumbnails are loaded from Google's image servers when the page opens. The video player itself only loads if you click play, and uses YouTube's no-cookie domain.

Your rights

You can ask me for a copy of the data I hold about you, ask me to correct or delete it, object to how I'm using it, or withdraw consent. Email nicklas@litusestates.com and I'll deal with it.

If you're not satisfied with how I've handled it, you can complain to the Spanish data protection authority, the Agencia Española de Protección de Datos, at www.aepd.es.
