One of Fuengirola's most established and affordable residential neighbourhoods, located just inland from Los Boliches and the coastline, this is Los Pacos.

What Makes Los Pacos Different

Los Pacos is quite different from the more touristy parts of Fuengirola. It's primarily a residential neighbourhood, with a mix of apartments, townhouses and villas, and it has a strong year-round community.

The area sits slightly elevated just behind the A7 Coastal Road.

Community & the Finnish Connection

The neighbourhood is very international, with people from different European countries, but the large majority living here are Spaniards.

However, the Finnish community here has always been very strong, and its influence on the area is still very visible today. You have Avenida de Finlandia, which is the main road leading up into the neighbourhood, and Plaza Suomi, which is the main square. Fuengirola has always been a popular destination among the Finns, and Los Pacos is at the heart of that connection.

Everyday Life & Location

Moving on, around the central part of Los Pacos, you have plenty of everyday amenities, including restaurants, cafés, bakeries, pharmacies and other local services.

One of the advantages of living here is that you're not far from Los Boliches, which in many ways is like the town centre. You can walk down to Los Boliches in around 10 to 15 minutes.

That also means you are not far from the beach, Playa de Los Boliches. So you can certainly live in Los Pacos and enjoy a morning or afternoon walk along the beach walk — you are just not living beachfront. But something to keep in mind is that Los Pacos is not flat. The further you move inland and uphill, the more noticeable the elevation becomes. So if you want convenience and walkability, properties closer to the coast are preferable.

Properties in Los Pacos

When it comes to the properties, most of the area was built in the late 90s to the early 2000s — mostly apartment buildings and townhomes, but there are a few detached villas here as well. In the area you also find some new apartment developments and new-build houses.

Prices

The price per square metre in Los Pacos is among the lowest in Fuengirola. Property prices are currently around 5% lower than in neighbouring Torreblanca, which also offers competitive price points.

I just want to point out that, just because property prices are among the lower ones in Fuengirola, that doesn't mean Los Pacos feels cheap or unsafe — quite the opposite. It's a well-established, family-oriented residential area that overall is very safe and peaceful.

For investors, Los Pacos is primarily an area to consider for long-term rentals rather than short-term holiday rentals.

Amenities & Transport

Centro de Salud Los Pacos is the public health centre located in the neighbourhood — a new addition to the area, opened in 2025.

And if you play padel, you also have Fuengirola Pádel by Wekap right in Los Pacos, with eight padel courts, and considered by many locals to be one of the best padel clubs in Fuengirola.

For public transport, you have two train stations nearby, Torreblanca and Los Boliches, connecting you with Málaga, Málaga Airport, Torremolinos and Benalmádena.
