Welcome to Hacienda Las Chapas — one of the most private and established residential areas in Marbella East.
Many people consider this part of East Marbella — together with Elviria — to be the real Marbella. The properties here are nearly all villas, privately built over the years, which means you get real variety. No mass-produced new developments. What you find instead are high-end Andalusian-style villas from the 60s and 70s — each one uniquely built, with its own character. Every street looks a little different, which gives the whole area a timeless charm you simply can't replicate in modern developments.
And that character has value beyond aesthetics. These properties are no longer being built. New developments keep pushing the same modern look — mainly because it delivers a better return on investment, finding a contractor with the competence to build the traditional Andalusian style is nearly impossible, and current regulations tend to favor that modern look as well. The result: a fixed supply of authentic Andalusian homes, while more and more buyers are specifically searching for these types of homes. With basic supply and demand logic, property values should rise over time.
Hacienda Las Chapas is a specific urbanización within the wider Las Chapas area. It sits between Cabopino and Elviria, just off the A-7 coastal road.
What strikes you immediately when you drive around the area is the setting — pine forests, wide avenues, calmer, greener, and a very private feel without being inside a gated community. When Hacienda Las Chapas was developed by its first property owners, nobody was building small. That's why large villas often sit on very generous plots in this area.
Here's a fun detail: every street in Hacienda Las Chapas is simply Avenida Uno, Avenida Dos, all the way to 14.
The urbanización has 24-hour security, which makes great sense given the high-end villas here.
For families, there are several schools nearby, including bilingual Spanish options and fully English schools — either in Las Chapas itself or next door in Elviria.
Golf is very well covered too. Cabopino Golf and Santa María Golf Club are both just a few minutes away, plus of course plenty of other options across the whole Costa del Sol.
You're very close to the coastline, and if you're heading down to the beach by car, a good tip is to park by Simbad Restaurant & Beach Bar. From there, you'll also find the natural dunes of Artola, and just a short distance away, the charming little marina in Cabopino.
Hacienda Las Chapas has a Supercor. For other everyday shopping, and a wider selection of cafés and restaurants, Elviria or Sitio de Calahonda are just 5 minutes away.
