Established luxury villa area right next to Elviria, with large Andalusian properties — this is El Rosario.
El Rosario sits right next to Elviria, just 10 minutes east of Marbella centre.
The first villas were built here in the 1960s on large plots, and most in very high-quality Andalusian style. Because of that, relatively few homes have been demolished and rebuilt over the years. On top of that, there has not been any major property developments in El Rosario, and therefore you won't find any abandoned half-finished projects sitting in the area — unlike, unfortunately, what you sometimes see in neighbouring Río Real. Instead, El Rosario has grown slowly and steadily into one of Marbella East's most established luxury residential areas.
The area is also less densely developed than many other parts of Marbella and Mijas, giving residents more privacy and a quieter experience, while still being just a short drive away from pretty much everything.
Most residents do leave the area for larger grocery shopping, but for everyday essentials, El Rosario has the basics. There's a good-sized Carrefour supermarket here, a few restaurants and cafés, and a pharmacy, so it's not a must to leave the area for day-to-day needs.
In the area you have the Royal Tennis Club Marbella, with multiple clay tennis courts, padel courts, and a smaller gym. That said, the great Oxygen Gym in nearby Calahonda is only about five minutes away. Santa Clara Golf is also right next door, and you have several other golf courses to choose between all over Marbella East and Mijas Costa.
Now, let's move on to the beach. Here you have many restaurants and beach clubs. Two popular ones are Bono Beach Marbella and Siroko Beach, where you can enjoy Mediterranean food, cocktails, and rent a sunbed for the day.
The beach here is beautiful, but during the peak summer months it can get very busy, especially around the beach clubs.
For families, there are several schools nearby, including the German School in La Mairena or Colegio Las Chapas. And just a short drive away you'll also find Hospital Costa del Sol, the main public hospital for this part of the coast.
Now let's talk about the trade-offs. El Rosario is a great neighbourhood in many ways, but it's not very walkable. Many of the streets have limited or no sidewalks, so getting around on foot isn't always convenient. The local commercial centre is practical for running errands, but it's not a place to walk around.
The beach, on the other hand, is a really great place for it, either on the beach itself or the very well taken care of coastal boardwalk. Just keep in mind that it's on the other side of the A-7 road, so most residents drive or bike down there.
If you're looking for a lively atmosphere within walking distance, you won't find it inside El Rosario — instead, you'll be driving out. But that's actually what people want living here: peace and quietness, while still being just 5 to 10 minutes away from all activity whenever you want it.
Another consideration is price. El Rosario sits in one of Marbella's most desirable locations, with luxury Andalusian properties and limited inventory, and prices do reflect that.
