This guide covers the western part of Elviria — an established residential area made up predominantly of detached luxury villas. Welcome to Cumbres de Elviria.
Cumbres de Elviria sits about 12 kilometers east of Marbella centre, on the hillside above the A-7 coastal road. It was part of the wider development that transformed Elviria from just pine forest into one of Marbella East's most established and luxury residential areas.
The elevation of the area, along with its larger plots, especially further up the hill, gives you more distance from the density and activity closer to the coast — making the area a more quiet and private experience.
The villas change quite a lot as you move up the hill. Lower down, closer to Elviria's main centre, you'll find more of the older properties — smaller in scale, more dense, and often a bit lower quality build, so buyers here often make substantial renovations, both inside and for the facades. Higher up, you generally see newer villas, overall higher quality build, sitting on larger plots — typically around 1,000 to 1,500 square meters, with some of the larger properties sitting on considerably more.
In the area, you'll find contemporary rebuilds and new-build properties alongside traditional Andalusian-style villas.
There's a new development of apartments and penthouses coming to this part of Elviria — ZEW, a boutique project of luxury properties, with amenities such as multiple pools, a gym and coworking space. For a duplex 2 to 3 bedroom apartment, expect around 700-800 thousand euros, though it depends on the unit. One thing to keep in mind if this interests you: because it's a new build, you as a buyer need to pay 10% IVA tax plus 1.2% stamp duty on top of the purchase price, instead of the standard 7% transfer tax on resale properties — so budget for that.
One of the more distinctive and established apartment parts of Cumbres de Elviria is Elviria Hills, built around Greenlife Golf and its small lake. This is also where you'll find El Lago, one of Marbella East's best-known restaurants, sitting right on the water overlooking the golf course — and that's reflected in the properties in Elviria Hills, with landscaped grounds and golf views.
Day to day, Elviria is also more convenient than many urbanisations on the coast. You have the main commercial area of Elviria, with supermarkets, shops, restaurants and cafés — a place with a great atmosphere for both local residents and visitors. In the area you also have a LIDL and Mercadona.
By the main commercial area you'll also find the weekly Friday street market, where you can buy fruits, clothing and much more — and once or twice a month, depending on the season, it changes to an organic food market with local producers selling their own goods.
One fun detail about Cumbres de Elviria: the streets here are named after mostly Latin American countries, like Paseo del Perú, Paseo de Puerto Rico and others.
Across the A7 coastal highway, you have plenty of beautiful beaches to choose between, both in and outside of Elviria. You can walk to the beach, but it's not recommended because of the elevation — most residents living here drive down.
Families also have several international schools nearby, including English International College, and the German School in La Mairena. Hospital Costa del Sol is also just a short drive away.
A few things to keep in mind. Living in Elviria, you do need a car, as you do in most urbanisations of the Costa del Sol.
The hillside also means that many plots and gardens are sloped, which is great for the views but can be less practical if you want a large flat garden.
A rule of thumb for the villas here: quality and plot size increase the further up you go on the hill.
