Located on the very eastern end of Fuengirola, sitting right next to Torreblanca and El Higuerón, this is Carvajal.
The proximity to the beach, the promenade and the train station — in short, that's what living in Carvajal is all about. So let's start with the beach.
Playa de Carvajal is a long, wide beach with golden sand, and many locals actually consider it the best beach in Fuengirola. The feeling is calmer than the beaches closer to the city centre, offering more space and privacy.
The beach also has Blue Flag status, an international recognition for high standards of cleanliness and safety.
Running directly alongside the beach, you have Fuengirola's very well taken care of beach promenade, stretching 8km from east to west — a very popular place to enjoy a long walk or jog.
There are also several cafés, bars and Spanish chiringuitos along the beach promenade.
Compared to central Fuengirola, the residential part of Carvajal feels much quieter and less urban. If your idea of living on the Costa del Sol is being right next to the beach and spending a lot of time outdoors, that's one of the main reasons to consider Carvajal.
Another major advantage is the train station you find here. Carvajal has its own station on the train line, connecting you with central Fuengirola, Benalmádena, Torremolinos, and Málaga — and most importantly, that includes Málaga Airport.
So you can arrive at Málaga airport, take the train, and walk directly to your apartment if you live in Carvajal. For anyone who travels regularly, has family visiting, or simply doesn't want to depend on a car, this is a big upside.
So what is Carvajal like? Carvajal is a relatively compact, established residential area. Most properties here are apartments, spread along the coast and a little up the hillside. The closer you are to the beach — where most properties sit — the more convenient the location, especially with the train station right there too.
As you move further uphill, you'll get more elevation and often better sea views — but you'll also have steeper streets. So when you're looking at property here, the exact location really matters. Two apartments only a few hundred metres apart can give you quite a different living experience.
One thing you'll notice about the area is that there is very little new construction, and that's largely because of the location. This is a prime coastal part of Fuengirola, and developers took advantage of that location right away, with much of the area being developed during the 1960s and 70s.
So unlike some other parts of the Costa del Sol, where new developments are constantly appearing, Carvajal is already a very established area, with little room for new construction. You mainly find older apartment buildings, although many homes have been renovated inside by previous owners over the years.
Right next door to Carvajal, however, it's a very different story. El Higuerón has been booming in recent years and keeps growing, with new projects still being built — worth keeping an eye on if you want new-build and have a higher budget.
Another thing to keep in mind when looking at property in Carvajal is short-term rentals. A significant number of apartments are used as holiday rentals. There are, of course, plenty of permanent residents as well, and second-home owners not renting out, but during the summer you can definitely notice the holiday atmosphere here.
One building might feel very residential and quiet, while another nearby could have much more holiday activity. If you're buying to earn rental income, make sure the property has an active short-term rental licence in place, or that the community allows short-term rentals, so you can apply for the licence when you become the property owner.
Moving on, Carvajal is noticeably quieter than central Fuengirola when it comes to shops and services. You'll find plenty of great restaurants and cafés by the beach, but you don't have the same concentration of shops and businesses that you get in Los Boliches or the city centre. There is an Alsara Express supermarket in the area, and a smaller Covirán supermarket by the beach which covers a lot day to day. But for a big weekly grocery shop, you'd probably want to head to a Mercadona a few kilometres away.
If you're looking at Carvajal, you'll probably also be looking at Torreblanca — the two sit right next to each other. Torreblanca is more of a hillside residential neighbourhood, with a wider variety of properties to choose from, not just apartments. Carvajal, by contrast, is much more focused around the coast, the beach, and the train station.
So if your priority is being close to the beach with easy public transport, Carvajal is very attractive. If you prefer a quieter hillside setting with more variety in property types — and don't mind being further from the beach and likely having a car — Torreblanca may suit you better.
The two areas are so close that it can actually be hard to tell where one ends and the other begins, so I'd highly recommend viewing both before deciding which is right for you.
When you're buying in Carvajal, look at the distance to the beach, the elevation, the views, the walk to the train station, and how the building is being used by the other property owners — all of these details can make a big difference when it comes to finding the right property here.
